Future Habitat homeowners must meet three core qualifications:

1.Need for Adequate Shelter

Families must be experiencing at least one of the following conditions in their current living situation:

  • Substandard Conditions (mold, lacks electricity, unsafe, in need of major repairs, etc.)
  • Overcrowded Conditions
  • Paying too much for rent (more than 50% of their gross income)
  • Currently using Housing Choice Voucher Program or another income adjusted rental program

2. Willingness to Partner

Applicants must be willing to act as a true partner with Habitat for Humanity of Greater Sacramento. Our partner families must sign a partnership agreement and agree to:

  • Contribute 500 hours of sweat equity building their home and the homes of other partner families
  • Share their story through our website, interviews, videos, and more
  • Complete homeowner education workshops
  • Attend Habitat events and homeowner meetings
  • Stay in good communication with Habitat staff throughout
  • Make mortgage payments on time

3. Ability to Pay

Applicants must have the ability to pay for the house. A typical mortgage is 30% of the homeowner’s gross monthly income and includes property taxes and insurance.

Mortgages are fixed payment, 30-year mortgages at 0% interest or 0% interest equivalent.

An applicant’s income should fall within the following 30-80% of Area Median Income range based on household size.

Additional Requirements

  • Applicant must be U.S. Citizen or Legal Permanent Resident at the time of application.
  • Applicant must be first time homebuyer and cannot own any other real or residential property.
  • Applicant cannot have filed for bankruptcy in the last five (5) years.
  • For current available properties, household makeup must meet the following Habitat requirements:
    • Married/coupled adults share the same room.
    • No children under the age of 18 with different gender identity may share a room.
    • No more than two children under the age of 18 assigned to a bedroom.
    • No children under the age of 18 can be assigned to share a bedroom with a household member over the age of 18.
    • No bedrooms may be unassigned at the time of home purchase (i.e. – family with married/coupled adults and one child qualifies for a two bedroom home only)
  • Applicant must have lived and/or worked in Sacramento or Yolo County for no less than one (1) calendar year.

Loan application review and approval is made in compliance with Federal Credit Equal Opportunity Act and the Equal Housing Opportunity Act, and on an impartial and non-discriminatory basis.

Loans made or arranged pursuant to a California Finance Lenders Law license.

Where is Habitat building?

Habitat homes are located throughout Sacramento County.

We build homes and communities where we can acquire land that makes development affordable to future homeowners. New homes are typically simple, contemporary, all-electric single family homes consisting of 3-4 bedrooms, some private outdoor space, and a garage.

The homeownership opportunity in the current period include seven lots in the Oak Park neighborhood.
